U.S. Real Estate Practices for International Buyers
Foreign Ownership
Foreign nationals are allowed to purchase and own real estate in the United States, including in high-demand areas such as Atherton, Palo Alto, Menlo Park, and throughout San Mateo County. In fact, the process is largely similar for foreign and domestic buyers. Still, understanding the buying process and some basic information about general US real estate practices is important.
Transparency
The U.S. real estate market is known for its transparency and structure. A new listing for sale is required to be submitted to the Multiple Listing Service (MLS) within 24 hours of going live, making them instantly accessible to all licensed agents. This is unlike in many other countries where buyers must consult numerous agents to see options. This means you only need one trusted buyer’s agent—like us—to access all available homes in San Francisco, Silicon Valley, and the Bay Area.
Commissions
As of 2025, buyer’s agent commissions in the U.S. are no longer automatically paid by sellers. However, many sellers still offer compensation, and we will negotiate the best terms on your behalf. Our goal is to ensure full representation, transparency, and value—through a written Buyer Representation Agreement - so that you know exactly what to expect and can feel confident you’re supported from start to finish.
